Is Dholera a scam? Is the airport cancelled? Eight Dholera myths fact-checked against official notifications and named government sources.
Dholera attracts two kinds of nonsense: people who say nothing is happening, and people who say everything has already happened. Both are wrong, and both cost buyers money.
We sell Dholera plots. That gives us an obvious incentive to debunk myth 1 and a quiet incentive to leave myths 4 and 7 alone. We're doing all of them, because the fastest way to lose a first-time buyer is to be caught overselling.
Every myth below is checked against an official notification, a government portal, or a named official's on-record statement.

This stopped being arguable in March 2026.
The Ahmedabad–Dholera Expressway (NE-8) — 109.019 km, roughly ₹5,800 crore — was inaugurated by the Prime Minister on 31 March 2026. Ahmedabad to Dholera went from 100 km / 2 hr 15 min to 83 km / 45 min.
The ABCD Building is operational and functions as the city's administrative and ICT command centre. The 250-metre-wide Central Spine Road is in place with integrated underground utility ducts. The 22.54 sq km Activation Area has trunk infrastructure substantially complete, executed partly under an L&T EPC contract of roughly ₹1,734 crore. Of the planned 1,000 MW solar park, 300 MW is commissioned and generating.

The connectivity discount is gone. If someone is still selling you "buy before the expressway opens," they are four months behind reality and you should wonder what else they haven't checked.
⚠️ But the honest half
Dholera SIR spans about 920 sq km. The Activation Area is about 22.54 sq km — roughly 5% of the developable area. The other 95% is genuinely phased, and in many zones it does still look like farmland. Both halves of that sentence are true. Which half applies to you depends entirely on your TP scheme.
❌ Myth 2: "The Dholera airport has been cancelled."
✅ Reality
It has not been cancelled. It has been delayed, repeatedly, which is a different thing that people keep conflating.
On 14 July 2026, Union Civil Aviation Minister Rammohan Naidu Kinjarapu reviewed the site and put construction at approximately 80% complete, indicating operations in September or October 2026. The 3,200 m Code 4E runway — capable of handling wide-body aircraft — is in place. It's being developed by Dholera International Airport Company Limited, a joint venture of the Airports Authority of India, the Government of Gujarat and NICDIT.

Real, and mostly still ahead. Airport-adjacent TP3 and TP4 plots are the leveraged bet on this date landing.
⚠️ But the honest half
This airport has been "completing" since 2025. It has been described as done by end-2025, then early 2026, then late 2026, and now September–October 2026. The 80% figure is credible and one day old as we write this. The date is a target, not a guarantee. Anyone pricing a plot off an exact opening date is pricing off a number that has moved four times.
❌ Myth 3: "Dholera is a scam."
✅ Reality
This is the myth that needs the most careful answer, because it contains a real and terrible fact.
Dholera SIR is a genuine government project. It exists under the Gujarat Special Investment Region Act, 2009, is administered by DSIRDA, and is developed by DICDL — a joint special purpose vehicle of the central and Gujarat governments. In April 2026 the Government of India notified a Special Economic Zone for Tata Electronics' semiconductor fab there, covering 66.166 hectares with around 21,000 projected jobs. Governments do not notify SEZs for scams.
And: a ₹2,676 crore fraud was run using Dholera's name. Two brothers from Rajasthan's Sikar district allegedly defrauded roughly 70,000 investors through a company called Nexa Evergreen, registered in Ahmedabad in 2021. They claimed to own 1,300 bighas and to be developing land under the Dholera Smart City project, promising plots and outsized returns, using a multi-level marketing structure with referral commissions and gifts. The Enforcement Directorate raided 25 locations across Jaipur, Sikar, Jhunjhunu and Ahmedabad under the Prevention of Money Laundering Act, seizing ₹2.04 crore in cash and freezing around ₹15 crore in bank and crypto accounts. Officials have confirmed Nexa Evergreen had no connection to the official Dholera Smart City project.

The correct conclusion is not "Dholera is a scam." It is also not "so Dholera is safe." It is: the Dholera name is valuable enough to be worth stealing, and it has been stolen at industrial scale.
That means the burden is on the seller, every time:

If a promised return sounds like a fixed percentage, it isn't land. It's a scheme.
❌ Myth 4: "Tata is already making chips in Dholera."
✅ Reality
No. Not one commercial chip has been made.
As of April 2026, construction of the ₹91,000 crore Tata–PSMC fab was approximately 50% complete. Trial production is targeted for around December 2026, per Dr Randhir Thakur, CEO and Managing Director of Tata Electronics. Commercial production ramps progressively through 2027 and 2028 toward full capacity of 50,000 wafers per month at 28nm–110nm nodes.
Trial production means test runs to calibrate equipment and validate yield. It is not commercial supply.

📈 Investment impact
This is a myth that helps sellers, which is exactly why you should be suspicious of anyone repeating it. If your investment case requires chips shipping in 2026, it's fragile. If your case is that the fab exists, is half-built, has ASML lithography contracted, has INOX Air Products building a specialty gas facility next door and Lam Research opening an office on site — that case is solid, and it doesn't need the exaggeration.
Worth knowing: in April 2026, Digitimes reported the project has faced leadership churn and engineering hurdles, describing progress as real but uneven. Semiconductor fabs are among the hardest industrial projects on earth to deliver on time. A 3–4 year fab timeline is considered fast globally.
❌ Myth 5: "The metro is coming to Dholera soon."
✅ Reality
There is no metro. There is an approved semi-high-speed rail corridor, and "soon" is doing an enormous amount of work in that sentence.
On 13 May 2026, the Cabinet Committee on Economic Affairs approved a ₹20,667 crore, 134 km double-line semi-high-speed corridor from Sarkhej to Dholera. Designed for 220 kmph, around 13 stations, Sabarmati to Dholera in roughly 48 minutes, connecting Dholera SIR, the airport and Lothal NMHC.

Genuinely significant — a ₹20,667 crore commitment is a strong signal that Dholera will not be abandoned. But it is a 2030–31 delivery. As of July 2026 there is no public confirmation that physical construction has begun. "Metro coming soon" compresses five years into two words, and it is doing that on purpose.
❌ Myth 6: "You can't register land in Dholera."
✅ Reality
You can register land in Dholera. People do it constantly. Gujarat's registration machinery — GARVI for jantri and e-stamping, AnyRoR for land records, the Sub-Registrar's office for execution — works exactly as it does anywhere else in the state.
What is true is that not every parcel marketed as a "Dholera plot" is registrable for the use you want.
Agricultural land requires NA conversion before residential or commercial use. The survey number should reflect that conversion in official records. Stamp duty is 4.9%, charged on the higher of jantri value or agreement value, plus a 1% registration fee (waived for a female sole owner). Gujarat's jantri rates doubled in April 2023. If jantri for your survey number exceeds your negotiated price, you pay duty on the jantri figure and the Sub-Registrar will insist. The NA premium was reduced from 30% to 10% of jantri, effective November 2024 — a real saving that some sellers still quote at the old rate.

The myth exists because people confuse "I couldn't register this parcel" with "you can't register in Dholera." Usually the parcel was agricultural, unconverted, or outside the boundary. Verify the current jantri on GARVI before you agree a price, not after.
❌ Myth 7: "All Dholera plots are basically the same. Just buy the cheapest."
✅ Reality
This is the most expensive myth on the page, and almost nobody names it as a myth.
There are at least four different products sold under the word "Dholera," and their prices diverged rather than converged:

A cheap plot outside the SIR is not a discount on a Dholera plot. It is a different asset with a different future. The price gap between TP1 and the periphery isn't a bargain — it's the market accurately pricing the difference between "your road exists" and "your road may never exist."
If you take one thing from this page: the question is never "how much is a Dholera plot." It's "which of the four Dholeras is this, and can you prove it in writing."
❌ Myth 8: "Prices will explode the day the airport opens."
✅ Reality
The decade-long pattern says otherwise. Dholera prices have historically moved roughly six months after infrastructure becomes usable, not on the day it opens — and much of an anticipated milestone is priced in before it lands.
Look at the record: the February 2024 fab approval produced the sharpest spike of the decade, then a plateau. The March 2026 expressway inauguration produced a durable repricing rather than a vertical move. No single event in Dholera's history produced a sudden 3x.
📈 Investment impact
Anyone promising you a step-change on opening day is selling the exception as the rule. The airport is a real catalyst. It is not a lottery ticket with a date on it.
Who Should Not Invest in Dholera
We'd rather say this than have you find out later.
If you need the money back inside 24 months. Dholera land is illiquid. The catalysts land between late 2026 and 2031. If you're borrowing to buy. A ten-year horizon and an EMI are a bad combination on an asset with no reliable interim exit. If you can't visit or send someone you trust. Brochures are the most beautiful thing in Dholera. If the pitch you received included a fixed guaranteed return. That isn't land. Leave. If you'd need this to work. Even good greenfield projects run late. This one already has.
