This is a live Dholera infrastructure tracker. Every project below has a status, a percentage or date where one has been officially stated, the name of the person or body that confirmed it, and a link to the source. We update it on the 15th of every month. Where something is uncertain, we say so instead of rounding it up into a promise.

The Ahmedabad–Dholera Expressway is operational. The 109 km greenfield corridor (NE-8) was inaugurated by Prime Minister Narendra Modi on 31 March 2026. It runs from Sardar Patel Ring Road at Sarkhej to Adhelai village in Bhavnagar district, passing directly through Dholera SIR.
This is the single most important thing that changed about Dholera in the last five years, because it removed the "it's too far" objection permanently.

One detail worth knowing: the expressway was built partly from recycled material, including waste drawn from the Pirana landfill and large volumes of fly ash used in earthwork.
What it means for buyers: land within a few minutes of the interchanges has already repriced. The connectivity discount is gone. If someone is still selling you "buy now before the expressway opens," they are three months behind reality.
- Dholera International Airport — ~80% Complete
Dholera International Airport is approximately 80% constructed and indicated for operations in September–October 2026. That figure came from Union Civil Aviation Minister Rammohan Naidu Kinjarapu during a site review on 14 July 2026 — the freshest official number available as of this update.

Honest caveat: this airport has had moving deadlines. It has previously been described as completing by end-2025, then early 2026, then late 2026. The 80% figure is credible and recent. The September–October date is a target, not a guarantee. Treat any plot pitch built on an exact opening date with suspicion.

The part nobody will tell you
In April 2026, Digitimes reported that the project has faced leadership churn and engineering hurdles, describing progress as real but uneven with repeated setbacks. Semiconductor fabs are among the hardest industrial projects on earth to deliver on schedule. A 3–4 year fab timeline is considered fast globally.
If your investment case requires chips shipping in 2026, it is a fragile case. If your case is that the fab exists, is half-built, has ASML equipment contracted and a gas supplier building next door, that case is solid.
- Ahmedabad–Dholera Semi-High-Speed Rail — Approved, Not Built
The Union Cabinet approved a ₹20,667 crore semi-high-speed rail corridor between Sarkhej and Dholera on 13 May 2026. It is India's first indigenous semi-high-speed rail project, cleared by the Cabinet Committee on Economic Affairs under the PM Gati Shakti National Master Plan.

Notably, it is planned as a mixed-traffic broad-gauge corridor where passenger trains at up to 220 kmph and freight at around 100 kmph share the same infrastructure.
Read this carefully: approval is not construction. This is a 2030–31 project. It is a genuine long-term value driver and a strong signal of central commitment. It is not a reason to expect a price move this year. Anyone marketing "metro coming soon" is compressing five years into a slogan.
- Activation Area, ABCD Building & Trunk Infrastructure
The 22.54 sq km Activation Area is the only part of Dholera where the city genuinely exists today. Dholera SIR spans about 920 sq km. The Activation Area is roughly 5% of the developable area. Everything else is phased.
Per NICDC, the Activation Area is almost complete with trunk infrastructure in place.
What is physically on the ground:

What this means for buyers: proximity to the Activation Area is the single most reliable predictor of when your plot's surroundings become usable. A plot 40 km away in an unphased zone is a different asset class from a plot near TP1 or TP2, even if both are sold as "Dholera SIR plots."
- Land Allotment & Industrial Uptake
This is the data point that tells you whether industry is actually arriving. From the National Industrial Corridor Development Corporation status report dated 31 May 2026:

How to read this honestly: 504 acres allotted against 2,115 acres available means uptake is real but early. Industry is arriving, not arrived. That is exactly what you would expect at this stage — and it is also why prices are still where they are.
- Dholera Solar Park — 300 MW Live
Of the planned 1,000 MW Dholera Solar Park, 300 MW awarded to Tata Power Solar has already been commissioned, per the NICDC status report of 31 May 2026. The balance is phased.
This matters more than it sounds. Semiconductor fabs and electronics plants need enormous, reliable, and ideally clean power. A functioning solar park on site is part of why Dholera won the fab.
- Rail Freight — Bhimnath–Dholera Line
The Bhimnath–Dholera rail line has been approved by the Board of Trustees of NICDIT, with land acquisition in progress as of the May 2026 status report. It is intended for container and industrial logistics movement rather than passengers.
No public completion date has been announced. Track this one; don't price it in.
- Lothal National Maritime Heritage Complex — Deadline Month
Phase 1A of the National Maritime Heritage Complex at Lothal was targeted for completion in July 2026 — this month. Union Minister for Ports, Shipping and Waterways Sarbananda Sonowal set that deadline during a review in May 2026 and directed teams to accelerate murals, panels, ceiling fabrication and flooring.

Status flag: as of 15 July 2026 we have not seen confirmation that Phase 1A has opened. The deadline is this month. We will update this section on 15 August with the verified outcome rather than assume it.
The reason a museum belongs in an infrastructure tracker: it puts sustained tourist footfall into the corridor, and the approved rail line connects it to both Ahmedabad and the airport.

Does Lothal NMHC Phase 1A actually open in July 2026? The deadline is now. Does the airport hit September–October? Calibration and licensing are the gating items, not concrete. Does the fab hit December trial production? This is the highest-consequence, highest-risk date on the board. Does industrial allotment accelerate past 504 acres? Uptake is the truest demand signal in Dholera. When does semi-high-speed rail construction physically start? Approval was May 2026; ground movement is the thing to watch.
What This Means If You're Buying a Plot
Three honest conclusions from the data above:
The connectivity story is finished, not future. The expressway is open. If you were waiting for proof that Dholera is reachable, you have it — and the market has already partly priced it.
The industrial story is half-built. The fab is at 50%. Allotments are at 504 acres of 2,115 available. This is the part still in progress, and it is where the remaining appreciation case lives.
Location inside the SIR matters more than the SIR itself. Plots near the Activation Area, TP1 and TP2 sit on completed trunk infrastructure. Plots in unphased zones may wait years. And a meaningful number of parcels marketed as "Dholera plots" sit outside the notified SIR boundary entirely.
Before you pay anything, confirm three things: the exact TP scheme and final plot number, whether the parcel is inside the notified SIR boundary, and whether NA certification is in place. If a seller cannot produce all three in writing, that is your answer.
